(The Center Square) – Redevelopment of the old Fiesta Henderson Casino site in Henderson, Nevada has been further delayed after the city’s exclusive negotiations with the Woodbury Corp. fell through.
Henderson is about 15 miles from Las Vegas.
The Fiesta Henderson Casino closed shortly at the beginning of the COVID-19 pandemic and was never able to reopen. The castle-styled building was later demolished, and the site was purchased by the city for $32 million in December 2022.
The site remains vacant.
“Despite best efforts and good-faith discussions over the past several months, the two parties have been unable to come to a definitive agreement regarding the future development, purchase and use of the property,” wrote the city of Henderson on its partnership with the Woodbury Corp. in a project review. “Both parties are now fully released from any further obligations under its [ENA] terms. The City and RDA [Redevelopment Agency] appreciate the collaborative efforts with Woodbury Corporation throughout this process.”
The city of Henderson surveyed over 5,600 of its residents to find out what they wanted the space to become. The top two answers were a tournament sports facility and hospitality or some form of family-oriented entertainment.
The city reported respondents from the month-long survey in September 2023 wanted the project to incorporate the natural environment in its design. Given the upfront $32 million investment, residents also expressed a strong desire for a return on investment from the resulting project.
“While the RDA is not moving forward with the Woodbury Corporation at this time, the agency remains focused on advancing the next phase of development,” wrote the city of Henderson in the project review.
The city of Henderson announced the next phase of planning and finding new partners, but has still not begun any project on the site.
